Private rental options in London

Many students choose to rent privately for greater flexibility, to explore different neighbourhoods, or to share accommodation with friends.
As London’s rental market can be fast-moving and competitive, it’s important to understand the process before beginning your search.

We strongly recommend reviewing our Off-Campus Housing Guide below. It includes recommended search platforms, guidance on tenancy agreements and associated costs, and practical advice to help you stay safe and avoid common scams.

Financial support for accommodation costs

The Student Success Fund helps cover accommodation and living costs while studying. When combined with the Northeastern University London Bursary, eligible student could receive between £4,000 and £7,500 per year in total support – making rent and day-to-day expenses significantly more manageable. Funding is paid in instalments across the academic year and continues for the full duration of your undergraduate degree – with no need to reapply annually.

Student Success Funds available

  • £2,500 per year if you are living in student accommodation or private rented housing
  • £1,500 per year if you are commuting from home
Who is eligible for the Student Success Fund?

The Student Success Fund supports Home (UK) undergraduate students who meet one or more of our Widening Participation criteria, including:

  • care leavers, estranged students, young carers, or forced migrants
  • students eligible for Free School Meals (FSM)
  • students who attended a widening participation school
  • students from underrepresented postcodes

Funding is limited, with priority given to care leavers, estranged students, young carers, forced migrants, and students eligible for Free School Meals.

Further information about our Widening Participation criteria and definitions can be found here.

How does it work?

If you are identified as eligible based on the information provided in your UCAS or direct application, our Widening Participation team will contact you to confirm eligibility and guide you through the next steps.

Each year, you will complete a short form to confirm your living arrangements and bank details to ensure payments are processed smoothly.

Does the fund help with accommodation deposits?

If you are planning to live in student accommodation or private rented housing, you can request an advance payment of up to £270 to help cover deposits or holding fees before starting at Northeastern University London.

This advance is deducted from your first instalment, so you still receive your full annual funding entitlement.

Can I receive the Student Success Fund and the Northeastern University London Bursary?

Yes. The Student Success Fund is separate from the Bursary, and eligible students can receive both.

The Northeastern University London Bursary is based on household income and requires a separate application. The Student Success Fund supports students from specific Widening Participation backgrounds, regardless of household income.

At present, accommodation is not booked directly through Northeastern University London. We recommend exploring the three housing pathways outlined above: Purpose-Built Student Accommodation (PBSA), private rental, or commuting from home.

How close will my accommodation be to campus?

Northeastern University London’s campus is in Zone 1, in central London, with excellent transport links across the capital. Many students choose to live within Zone 1 or Zone 2, keeping their commute to around 30 minutes. Others opt for neighbourhoods in Zones 3 or 4, where accommodation can offer greater value while still providing straightforward and reliable journeys by Tube, train or bus.

London’s integrated transport network makes commuting simple, giving you flexibility in where you choose to live.

When should I begin searching for accommodation?

When you begin your search will depend on the housing pathway you choose.

If you’re considering purpose-built student accommodation (PBSA), we recommend starting as soon you accept your offer to Northeastern University London. Some exclusive Northeastern University London discounts expire in the spring, while other providers operate on a first-come, first-served basis. Booking early generally gives you the broadest selection of rooms and access to the most competitive rates.

If you plan to rent privately, London’s housing market can move quickly. Most students begin their active search during the summer months, but it’s wise to start preparing earlier by setting a realistic budget, identifying preferred neighbourhoods, and reviewing commuting options to campus. Starting early helps you secure accommodation with confidence and avoid last-minute pressure.

How do I apply for purpose-built student accommodation (PBSA)?

You can apply directly using the booking links provided for each PBSA listed above. The accommodation provider will confirm you are eligible to use the discount code. Using these links ensures you receive the preferred rates and offers available to Northeastern University London students. If you book without the code, you will not receive the Northeastern University London discount, and we cannot guarantee that the provider will apply it retrospectively.

What happens if I don’t get the grades I need to study at NU London?

Accommodation booking deadlines often fall before academic results are confirmed. We strongly recommend reviewing the individual provider’s refund and cancellation policy carefully before making a booking.

Each accommodation provider sets their own terms and conditions, including policies relating to cancellations and deposit refunds if you do not meet your offer conditions.

If you are unsure about any aspect of your contract, or would like clarification on your specific circumstances, please contact the accommodation provider directly. They will be able to advise you based on your individual booking and their terms.

What financial considerations should I keep in mind when renting privately?

If you’re exploring private rentals, it’s important to understand the full cost of living – not just the monthly rent.

Some properties include bills (such as gas, electricity, water and internet) within the rental price, while others require you to set these up and pay separately. If bills are not included, you’ll need to budget for these additional costs each month.

You should also consider:

  • Deposit requirements (usually up to five weeks’ rent)
  • Upfront payments, such as the first month’s rent
  • Whether the property is furnished or unfurnished
  • The length of the tenancy agreement
  • How bills will be shared if you’re living with others

If you’re sharing with flatmates, dividing bills can help reduce individual costs – but it’s important to agree clearly how payments will be managed.

Taking time to review all costs carefully will help you budget confidently and avoid unexpected expenses.

Will I need to pay council tax?

Full-time students are typically exempt from paying council tax, but you must apply for exemption through the local council and provide proof of student status. If you live with non-students, different rules may apply.

What is a guarantor, and will I need one?

Many private landlords and PBSAs require a UK-based guarantor – someone who agrees to cover rent if you are unable to pay. If you do not have a UK guarantor, some providers offer paid guarantor services as an alternative. It’s important to check requirements before committing to a tenancy.

We recommend that students who do not have a UK-based guarantor look at Housing Hand.
